Mobile home parks vs single family homes ROI

I am newbie investor looking for buy and hold properties with strong cash flow. Currently I have 2 single family homes but I recently came across mobile home parks and wanted to consider investing in mobile home parks. I am writing this to understand the difference in returns on investment on both asset classes. My goal is to maximize my returns during initial stages so I can grow quickly. Can someone help me with understanding how mobile home parks compare to single family homes in terms of return on investment? Currently I am looking to execute the BRRRR strategy with single family homes and would like to do something similar for mobile home parks if possible. In both the cases, what is the ballpark ROI? Any good reads on mobile home parks would be great help as well.
