@Kenneth Brown It all depends on the DEAL and the market. What can $20K cash buy you? 

If you're new to investing I would avoid HM and any unnecessary risk to get yourself into a property. You could house-hack if you buy the right property. I'd at least live with roommates to cut your costs.
