I own land: Develop Single family or do Multi-units?

I have 5 acres in NC, just outside of Asheville. The land is sloped so there are incredible mountain views. We already have a 2/2 and a cabin at the bottom which are rented out >85% of the year so I know there is demand for vacation rentals. I've done fix and flips and have long term holds, but land development is new for me. Trying to figure out if it makes sense to add more single family homes or develop du/tri-plexes?

Additionally, I am looking to leverage the land for financing. If you have any advice here, greatly appreciated. Thank you!
