Need Advice About Bluffton SC

We specialize in vacant land. We keep hearing there will be a continued exodus from North East (NY especially). Any advice in how to find a buildable lot (s) in Bluffton SC? Or is there a better location in SC?

Hello @Joe Dardano, I recommend calling the city and find out what their ordinances are then use that to search for vacant land and send out a bulk mailer to all the lots that fit your criteria!

it's a funny area - very close to Hilton Head but housing is much less.  There is a group of retirees in South Carolina called "halfbacks".  They move from New England to Florida, find it to dang hot, then move halfway back.

Myrtle Beach/North Myrtle Beach will always be what it is - a haven for tourists 4 months of the year and a haven for retirees the other eight.  Unfortunately, the retirees alone can't support the cities so they need the tourists.  As tourism is a luxury it can be one of the first things to go when an economic hit occurs.

Bluffton houses a ton of people that work on Hilton Head.  That single bridge over to the island can be a nightmare.

Mark, prices in Bluffton have tripled in last 10 years.

Are you looking for single parcels or a developer situation? If you are looking to develop and willing to pay a longer game look at Hardeville and Ridgeland.
