Investing in rentals in Peoria, Illinois

Hello,

I've been tracking markets all across the country and have caught interest in Peoria, Illinois because of the prices of the homes. I am new too investing though I was a realtor in San Francisco and my family owns several properties in the Bay Area but are not experienced in investing out of state. Anyone experienced with area and have some insight? I am not looking to get rich just have some passive income. I have around $50k to invest and looking more into the $30k and under properties in West Bluff or closer to the Zoo. I live in San Francisco so I am having the idea that I will spend some time out in Peoria interviewing tenants, hopefully connecting with a good group of maintenance people and hopefully having the tenant set up to make payments online. I got the idea to manage your own properties from a woman who attended the NAR convention in San Francisco where she said she managed property in 5 different states with no property manager and just made sure she had the right connections and tenants. Any input appreciated.
