Looking to buy a beach house

Hello I am new to bigger pockets and look forward to connect and learn from the best.  My wife is really wanting to purchase a beach house. I am all for it but also want to use it as investment.  Does anyone have any suggestions on things I should look for to make a wise decision?  Thanks.
