The Documents You Need For A Portfolio Loan

  1. I'm new on BP and desiring to share some "nuts and bolts" of what I learn / have learned along the way.
  2. Residential Portfolio Loan on Tri-Plex
    • ~ 2 year tax returns – all pages/schedules – personal and business, as applicable
    • ~ 2 year W2s/1099s, as applicable
    • ~ Paystubs covering the last 30 days, as applicable
    • ~ Bank/Retirement statements - 2 months statements or most recent quarterly statement – please include all pages
    • ~ Lease agreements for rentals
    • ~ Current mortgage statements for any mortgaged property
    • ~ Homeowners insurance declarations page for any real estate owned properties
    • ~ Survey for subject property, if you have a copy
    • All lenders across the nation are experiencing high volumes.  Having these documents ready to go when they are asked for will show the lender you are serious and get the ball rolling ... and perhaps your application to the top of the stack. Go ahead and develop a good electronic file management system if you haven't already.
