wondering why some properties may not be listed on zillow?

hey, this may be a silly question, but i'm a newer investor in canada on the sidelines waiting this one out. im curious as i was looking around places in canada why there might be some listings not on zillow but listed elsewhere?  love to hear your thoughts...
