Partner with the owner for a flip

Does anyone have experience partnering with the owner of house to flip it and slip the profit? The owner puts the property and I put the money to flip. After the sale I get my investment back , the owner get the money for the house and we slip the profit! 

anybody have experience?

how can I set this legally? What kind paperwork is need it? Advise ple
