Motivated Sellers during COVID

Hey all. I've seen lots of posts concerning COVID and how that affects cash buyers, title companies, fix and flippers, wholesalers. Does anybody want to share their observations on how COVID has affected the motivated sellers in their market?

My observations: I've been wholesaling properties for nearly a year now, doing some basic marketing (sending letters, craigslist ads). Number of responses from sellers has been decent since the beginning, but ever since COVID hit, there have been nearly no responses from my marketing efforts. Not too sure why, that's just what I have experienced. Would like to hear what other people have experienced.
