Ethics and trust nobody can talk to this man.

Their is a commercial property for sale as an off the market listing. We put an offer in and all of a sudden the sellers agent says he has another offer, better than ours. Problem is, this agent, NOBODY wants to work with. He has a horrible reputation. I actually question if he turned over my offer and think he’s just trying to get me to up mine. I have family in the business but can’t rep me as they are involved in the purchase, so many others have said stay away from this agent. Don’t want to lose the deal, but not willing to beat the other “offer”. If I have a deposit in with a title company that was demanded with my offer sheet. Doesn’t he have to tell me the circumstances as to what is going on? Is it wrong for me to reach out to the seller on my own behalf? The listing agent told me I “can’t” bring a broker to the table as he WILL NOT split commissions. Why tell me that? So, I hired a consultant, that I’m not sure if I can trust either. I have had a relationship with the seller prior to this experience. Both business owners in the same small town. Is it ok to reach out to him? Last time I did his agent called me and screamed at me like a child. He has zero ethics
