Suggestion to Fund My 3rd Property Investment

hi all, what would you do if you were me, looking to fund raise then refi a 3rd pc of real estate with a brrrr.

conditions to my 2 properties
- untapped $350K in equity on a 15yr conventional from my 1st property
- access to $38K from a 1st Lien HELOC with ~$50K equity on my 2nd property

i live in my 2nd property right now, would consider either selling or renting it out after/before i acquire my 3rd pc.
