Suggestion on RE purchase move

RE Gems, what do you suggest? I am planning to move from IL to NC, "probably" next year. If it extends, may be another year or less. In the meantime, I want to buy a townhome (preferably) or condo, and live in there, for the flexibility for move out time and also as an investment. When I move out I want to rent it out. When I move to NC, I want to buy a single family home for a long haul. I have saved up for 20% (or whatever your suggest) for both the houses.

I want to know if this is a good move, from your experience. Also, where do you suggest buying, (NW Suburbs of Chicago, Schaumburg, Buffalo Grove, etc) or SW Suburbs (Naperville).
