Different areas for different investments

Hello everyone,

I just want to get some opinions on good investment areas depending on the type of investment you do. 

Where are the good areas to do fix and flip?

Areas that are good for short term rentals?

Areas that are good for long term rentals?

I'm pretty much open to anything as this will be the 3rd property I've bought so far. Look forward to hearing everyone's feedback.
