1031 Exchange need solid 9 CAPS or 10

I've been working on a 1031 exchange but had decided to go into an Installment contract with a Monetized loan. Now, it seems some laws have past in March that have made it likely CA installment contracts will be taxed anyway.  Now, I'm trying to quickly identify replacement property, within a week in order to avoid capital gains. Delaware Statutory Trusts do not have a good return plus the hold time is 10 years. Yikes!  Two years is the obligation under a 1031.

When I look at larger cities with growth potential and Fortune 500 Companies they seem to be having conflict and Covid problems. Smaller safer places with steady growth ie Boise, Salt Lake... don't seem to have enough inventory for a good return on an investment over a million dollars right now.

Any ideas, please!!
