South Jersey Gloucester County NJ National Park

I’m looking at a small 2 bedroom 1 bath “grandma special” in Gloucester County, NJ that seller needs to sell fast. It’s on 1 of 5 lots combined together all owned by same seller. Motivated seller. Will be getting a rehab estimate soon, but looking to connect and network with other investors in the area on exit strategies and partner opportunities. It’s in National Park, NJ. House definitely needs a lot of work but I’m unsure of the area if it’s good for rentals, fix and flips, new construction, etc. The current house can be rehabbed but it’s kind of small with 2 bedrooms and one bath. Tons of space to expand house or build others on the lots. I’d appreciate anyone with experience in that South Jersey area to chime in. Thanks!
