How do you handle off-market leads with your buyer list?

Hello, I had a question agents out there. When dealing with off-market leads of people who want to sell their homes, how do you connect them with buyers in a way that protects you from getting cut out? A lot of times sellers don't want to sign a listing agreement, and you don't want the seller that you're going to buy it and then assign it out and they get upset, but you also run the risk of sending it to your "buyers list" who will then try to go around you. I have an NDA I have my buyers sign and trust that they will respect that, but the reality is many will often try to go around you and cut you out of the deal because you don't have it under contract.

Any advice? I prefer to deal in off-market deals with a lot of investor upside instead of just being a traditional on-market agent. Thanks for all the help and advice anyone. Best, Marc
