Where should I invest in rental properties in New Jersey now?

Hi, we are looking at multifamily homes in Bergen Lafayette and Bayonne now, however the supply is very low. I am wondering if there are other good options as well. Would love to have your thoughts/inputs.

@Jenny Nguyen you want your agent to have you on an MLS drip in your prime areas because the new drip also picks up back on market properties which are the best ones to find as they fell out of a deal for some reason (usually either inspection or buyer financing). But you can't cast too wide a net or you will never decide. You have to really hone in on where you want to live instead of trying to match budget with location with deal because then you will end up unhappy. If you know your price point, you can find the neighborhoods that will work for you, but still based on where you need to be for work, family, etc. I run off-market mailers in 26 zip codes but most of those deals are not for first-time buyers as they are cash and distressed and low to no inspections. Depending where you can go in NJ, there are better deals, but they come with less appreciation now as well. Let me know if you have any other questions. Feel free to DM.
