Duplex investing in Elizabeth NJ Peterstown area

First time homebuyer and chose the Peterstown area in Elizabeth NJ. Very excited/nervous about the decision. New construction Duplex. I plan on occupying the ground floor of unit A and renting the rest of that unit out. And also renting out unit B. 

Unit A is a 3 bed 3 bath

Unit B is a 3 bed 2 bath

Just looking for advice, comments and any other investors and owner occupants in that area or just in general to get ideas and knowledge from!
