Flipping Homes in Omaha

Good Morning,

New to Bigger Pockets, so forgive me if this has been discussed. We have a rental property that we are going to list for sale, currently with tenants and 11 months left on their lease. The plan is to market to investors/landlords. We want to use the equity from this home to get into another property, specifically, a flip with the hopes of selling it for more and continuing this process. Question I have is, with the equity from the current property potentially not generating enough to cover the cost of the new property, should I use the equity to fund the rehab and locate hard money investors? Not sure how to locate hard money investors in my area (Bellevue/Omaha) Nebraska. Or are there some other options moving forward? Any advice would help.
