Find the first mortgage

Hello all.

I have a former friend that walked away from his house and it is currently sitting vacant. It has been vacant for a year and it hasn't gone to foreclosure. I have spoke to him and he is willing to sell it for some quick cash, but doesn't know who holds the mortgage. He is a bit flaky, so I am curious if anyone knows if I can find that info to expedite the process?
