Duplex Property Analysis

Hello, I have been looking at investing in a duplex in the Austin/Austin suburb areas. During my analysis I have struggled to find properties that cash flow without taking a substantial amount off of the asking price (which would be highly unlikely to be accepted).

My question is, do you all think this is a product of a hot market, or is it just that difficult to find properties that are close to cash flowing? How often do you find properties that have potential of cash flowing when doing analysis in your respective markets?

Thanks!

Garrett
