DPA programs pro's and con's

Hi everyone!

I am looking to purchase my first primary home to house hack, and I was informed there are DPA programs (down payments assistance programs) that could possibly grant me my down payment without repayment. I don't mind occupying the home for a certain period of time. However, I understand it can dictate how and when I sell my home. I was curious to see if anyone has used these programs, and if there is any feedback/insight you can share?

My credit score is in the high 700's, and I have some savings, just not enough for 3% yet, (I could get there in the next month), so please advise if you have any experience and if you think I should wait too.
