Small dollar amount financing

Hey guys,

I am looking to purchase my first duplex out of state.  I have ample funds for down payment and could probably purchase the property with cash, but I'd rather hold on to my cash to use on further deals.  I'm looking to finance less than $50K but am having trouble finding a lender that will lend such a low amount.  Have any of you financed properties in this range? Do you have any tips for how I should go about this? I am self employed and have been so for less than 2 years so I don't qualify for a conventional loan.
