Milwaukee Land Sale to 1031 Exchange

Hey everyone,

So I have a vacant lot of land that I am looking to sell in the Bay View/Tippicanoe neighborhood in Milwaukee. The city assessed the land at $28,600 and my neighbor is looking to purchase it for $28,000. I would like to do a 1031 exchange with the $28,000 I receive, how do I go about doing this? I already have my eyes set on my next investment.
