Bringing other investors into a deal

I have 200K in cash and want to buy an apartment complex, somewhere between a $750,000 and a million dollars.  To do this deal I need closer to 400K most likely.  I want to give family an opportunity to invest.  

How do I structure a deal?  I dont have the specific property yet.I am sure that makes this a little easier. But I want to get their buy in now.  I don't want them to be an owner of the property, I just want them to be an investor that gets a return on their money and then they are out of the deal after so many years.  Preferably 3-5 years. 

I want to be able to say.  You give me X and I will get you a return on that investment of Y for the next 3- 5 years, plus your investment back at the end of the term?  

I hope this makes sense.
