Is it better to invest in Temecula or Murrieta for Owner Occ sfr?

I say if you can find a deal in either city you are good. It’s about the numbers. Temecula has more traffic but it also has more jobs and money flowing. Murrieta is safe and benefits from Temecula’s economy.
