Delinquent property Taxes in Texas

Hello everyone,

I'm in the process of making a sizable investing in direct mail marketing. I've been burned in the past spending thousands of dollars on DMM without having much success and I want to understand the property tax process before sending mailers to people. Here is a list of questions I have.

-How long does it take the county to auction off properties? 3,4,5 years? 

-How should I filter out properties besides area? Should I focus exclusively on non-owner occupant? What filters do you use when selecting the property you want to target in this list? 

-What else do you think I should take into consideration when mailing to this list?
