when showing a flip/rehab...

Hi BP

I just pasted my realtor exam, signed up with brokerage...
But looks like I have to put my house up before my new agent training.

My company has been quite helpful...
I'm curious how you do it....

Question

When showing/open house the flip/rehab...

1. How much do u tell the buyer of work done?

2. Do you let house speak for itself? Or say "we did this...and it was in this condition when we bought it"

3.Do you prepare a list of the work that done along the business card of the contractors /vendors?

4. Do you prepare a before/after photo display?

5. Do you show it vacant or staged( rental or own furniture)?

5. What do you do??? Pros and con

I'm new and curious, never sold before.
Previous sales I have already transfer so my broker did all the work
