Agreement of Sale Questions
Going through an agreement of sale for a property we are buying, have a few questions. Pennsylvania
1. What is your opinion on waiving the Radon test?
2. What is your opinion on waiving the current use/occupancy/zoning restriction investigation?

Just my opinions:
1. Radon: I have never had a radon test done. Levels are usually inaccurate in homes that are vacant and have been closed up. This trappage of air doesn't happen under normal living conditions. Mitigations systems are not that expensive and can usually be done around 500-750. Yes, radon can cause cancer in very high doses. And so can the sun. I'm still going outside.
2. Zoning. Unless your buying in some sort of weird situation, your buying a 2-3-4 unit, or you're planning on changing the use of the property from what it currently is to something else (a single family unit to a duplex, or a duplex into a single family), I see no need to worry about what it's zoning is. If all the homes on the street are single family residential, guess what, yours is going to be too.
