Creative Ways to Finance Your Primary

Has anyone ever purchased investment properties prior to buying a primary residence? I own a handful of investment properties & I’m getting ready to buy my primary residence. My question is has anyone ever used a creative way to finance the primary residence? This may not even exist but I’m wondering if there are ways to leverage your investment homes as collateral to avoid a hefty down payment on your primary residence? Has anyone ever done anything outside the norm of conventional mortgage for their primary? Thanks
