Probate records admin or exec deed?
I primarily purchase homes via short sales. We do a lot of direct mail marketing. I am looking to start marketing to probate leads. I have found in the court records an administrator deed filing and an executor deed filing. From my research, it looks like an exec deed is someone that had a will and admin is someone that didn't have a will.
The records show a grantor and grantee.
The grantor is the deceased and a "IND ADMIN" or "IND EXEC" which I am guessing means independent administrator or executor.
The grantee seem to be relatives of some sort, as they usually have the same last name.
Also, sometimes, it shows a consideration amount. What is this for (prior mortgage)?
I don't have any experience with probate, and am trying to make sense of who the letters should be going to (I am guessing grantee).
Is their a better way to track down probate leads. The county here doesn't have any records for probate, testament, or wills.
