I have several hundred acres of unused land out in the middle of nowhere. That I've just been using as hunting property. I'm wanting to rent lots out to 15 or 20 different families as homestead lots for them to be able to put up their own little cabins or pull in a trailer. And give them access to miles of at trails, hiking and hunting. Do I need any special licenses or approval to be able to rent out lots like this?

I would just form a ATV sportsman's club. They purchased a 6 month or yearly membership that entitles them to use of a "lot" for their camper or temporary cabin. Set up some rules so anybody gets out of line you can just boot them out of the club instead of having squatters or tenants. Form an LLC, have insurance that covers the club and members in case of an accident. That's the way we do our hunting club and it works great.

I agree with Clint... there is a guy in Putnam County FL (near my parents home) that did that and has turned it into a major business where he is easily grossing several million annually.... good luck.
