Engineering a Deal Funnel: Factors that matter most

Hello,

I'll preface by saying my hands-on experience with deal identification is limited, so feedback is highly desired.  

I'm looking to process real time real-estate data from a variety of sources (MLS, Craigslist, FB Marketplace) through a prediction model to identify value deals. What factors would be most valuable to such a prediction model? Equally as important...what factors may signal a house is a landmine? I'm open to all types of responses. For all I know, "low pixel" photos may indicate that a house has greater potential value, because the seller didn't go through the trouble of posting noteworthy pictures & videos.
