Any Bad Experiences?

I know a lot of people get on here and talk about all the positive experiences they've had with real estate but just like in anything competitive, with wins also comes losses. Are any investor willing to tell a story about when an investment that went bad and how we could avoid situations like this in the future by doing something differently. I am starting the process of investing in out of state rentals so any advice on the process would be greatly appreciated.

I failed hard on a bunch of deals during the recession. I passed on at least 5 deals while haggling over a few thousand here or there. All those properties have more than doubled some have tripled. Haggling over $2500 give to take On each property cost me at least $200k for each property I didn’t buy. That’s a million dollar mistake in one year.
