Need Value Add MHP Funding

Seeking funding for a value add mobile home park portfolio opportunity. 55% occupancy across the portfolio.  I have a lender that I have worked with for several years and they have treated us well but they won't finance a MHP with this much vacancy.  Been in the business for 10 years and have other parks, have turned around some so I know the business.  Anyone know of a lender who may be able to help?  Any assistance would be greatly appreciated.
