Quit Claim Deeds and delinquent taxes

Hello BP,

New pro member here and I'm already out driving for dollars. I came across a SFH that looks distressed and vacant. I checked the county website to search for the owner and saw they are almost $6,500 delinquent on their property taxes. I also noticed that it's a "quit claim deed". I did some research on that term and it sounds like a headache. Has anyone come across or have dealt with a quit claim deed and if so, how did you go about handling it?
