Purchasing from Parents in Ontario Canada

Hello,

My parents want to sell 2 income properties to me. One would be a full sale of a single family and they want to jointly own their duplex with me.

Can anyone familiar with Ontario, Canada laws able to provide me with some options in what is the best way to do this?

They want to pull cash from the duplex for a downpayment on a new primary residence.

Any advice would be great.
