Can i qualify for RI housing first home loan? 203k

Hi, i would like to get some feedback from a lender preferably from Rhode Island, my last 2 years tax returns are self employment. Every year i made 12k, BUT this year im making 6k every month since January, same work, same self employment. Will i be able to qualify for a loan from RI Housing which is about the same thing as a FHA and a 203k loan? Please, i need to know if i cam qualify to pull the trigger right away.

I called them but they themselves are not even sure if i can qualify, one person said no and the other said to apply to see what happens. Im interested in buying a 3 family in providence RI to house hack.
