Breaking up property tracts

I'm still new to real estate investing so I figured this would be a good place for this question. I'm looking at buying 5 acres that has 5 separate tracts at auction. Wanting to use a portfolio loan to buy all 5 acres at once.  My question is - is it possible to sell individual tracts even though the mortgage would cover the entire piece of property?
