Buying apartment units?

I want to know more about buying apartment units. I have no idea where to start. I heard if you buy apartment units (if I'm using the right term) you can live in one of the units and charge others what they are supposed to pay, raise rent in future etc...

where do i get started?

who can point me in right direction? What are some troubles i may have along the way? 

maybe i can learn to fix up the apartments myself to save having to spend money on a contractor to fix it? I have no knowledge here and looking to learn all I can. Thanks!

Phil - there are hundreds of full books written about this.  Its really time to do a deep dive on your education then come back with items you may not understand.  We could go on forever.
