What are options to invest with 300k equity in home?

I bought a home years ago that now has 300k in equity but not sure what to do with it in terms of investing into other properties. 

What are several options to do with this type of equity in southern california or out of state? Should I buy another single family home or can I get a multiunit somewhere? Where is place to find multiunits and is there any recommended management companies? Thank you.
