Purchasing with Cash, Financing Later

I have an opportunity to purchase a large piece of land with cash that has an existing house on it.  I am purchasing the property below market value, and would like to finance the property after making minor renovations.  Does anyone have any suggestions or advice for doing this?  I will likely be able to finance for well above what the purchase price is and pull out more than I put in, even after putting the 20% down needed from the bank.   

I'm new to the board and I apologize if this topic has been discussed numerous times before.
