NPV Calculation - DISCOUNT RATE

I understand that discount rate is the anticipated Return or the cost of debt. If i expect 10% return, and I am borrowing 65% of the  total investment at 5%, how do I enter the discount rate?  Am I thinking incorrectly of the NPV cacl?
