REI Reply - Too Good To Be True?

Wondering if any wholesalers or other investors have used this software service, REI Reply. Seems too good to be true and wisdom tells me that it probably is. But hey, maybe they've cracked the code or something. I think this is a relatively new service, just kicked off in April.

Marketing is target list very specific.  My list is pulled from propstream as low equity <10yrs owned optionally with a lien or BK.  IE financially stressed.  My target has never been willing to reply via SMS.  Or reply to my post cards.  So yes virtually zero replies saying they want to sell.   BUT luck does hit if you keep your ores in the water, stay in the game.  I'm closing on my first sub to deal this Wed from reireply marketing to a 30-60-90 list.  They replied:  "yes would love to sell".

BUT let me share:  I've had a few folks fake replying they want to sell and tried to lure me over to the house.  Presumably to holler at me in person or they'd setup a sting operation re running a spam marketing operation.(my imagination running away).   There's alot of negativity out there and the few nagative replies shows it.   So many wrong numbers too and those folks sometimes reply very negatively.

I'm hanging in there waiting for 2021 and forbearance coming off and banks starting to mail out NODs forclosure notices.   I'm only looking for low equity where I buy subject to.  I don't want high equity.  I have no interest in trying to wholesale or flip myself.  FWIW I help others close their sub-tos, a complicated scenario.  PM me.

I'm hearing from every expert plus my leads vendor for the 30-60-90 leads (PM me) that banks are seeing record jumps in mortgage delinquencies but aren't mailing NODs till 2021.   I'm told that the lead list size is jumping big for the 30-60 leads.  I'll update my list come Jan and keep going.

This type of marketing is a keep the faith;  success is just one more touch away.   My costs are around $200/mo maybe bit more.  $120-150/mo from twilio, $50/mo for more skip tracing and then the reireply monthly.

What I need to do, is pull my "wrong number" tags and filter for best ideas and do a post card campaign.  I'm not the type to cold call these.  I'm too lazy.  But cold calling the DNC/wrong numbers would be an excellent idea.

Something is up for sure. I tried to send messages to 200 contacts, using new twilio numbers, and got at least 100 errors.

Most of them were "unreachable destination handsets" with some "carrier violations" mixed in. Again, a brand new twilio number.

@Eric F, In my experience when I received that message for my campaigns, those numbers with "unreachable destination handsets" were landlines. Twilio support should be able to confirm it for you though in additon to confirming if your new numbers have already been flagged.

I have used it for about two months and its definitely a game changer. It has so many features that we do not use. I like how everything is pretty much set it and forget it! My kind of software. We only use it for RVM, and text but will be implementing a cold calling strategy soon. I give it five stars out of five stars so far

It is in the campaign section. Once you create one, simply add voicemail into the tasks and upload the message you want to use.

@Patricia Mangham ultimately no. I went with LeadSherpa. Main reason why is that Leadsherpa protects you from legal ramifications where REI reply does not. Also, leadsherpa is cheaper at scale, though REI reply is cheaper upfront. If you're intending to use long term and don't want to get sued for noncompliance, go with LeadSherpa.

@Patricia Mangham, just a fyi, if you decide to skip your records directly thru REI Reply, they do adhere to DNC and CTIA compliance. You're responsible for any records skipped via a third party tracer that gets uploaded. The easy workaround is utilizing platforms like www.dnc.com and https://batchlitigatorscrub.co...  They also leverage the compliance parameters built into Twilio's system. Some other cost effective sms platforms are smarter contact and batchleads.io, and Stratics Networks. The key is to check your numbers before running any campaigns no matter the platform.

@Brian OMahony  SMS marketing  (regardless of the tool or medium) is entirely dependant on the quality and focus of your list and in SMS (or cold calling) the quality of the phone number look up of the owner/site address (skip tracing tool).  

I've been using Reireply since maybe Aug or Sept.  I forget.  I got one subject to right off the bat.  Just finished the rehab and got it rented.   I was pulling low equity high financial stress lists from propstream.com and buying 30-60-90 leads from a private list seller.  My one deal came from the 30-60 list.

I'm not happy with the integrated skip trace ($0.10 per) integrated with reireply.  My next batch I'll SMS to I'll figure out how to use an external skip service.   I haven't watched the training videos on how to upload a list that you run through your own skip trace service and comes back with 4+ phone numbers.  Reireply only accepts 1 phone number per lead.  I suspects theres a solution just saying I've not crossed that bridge.

Next pull of late on payments list I buy I'll in parallel start off with a post card to everyone. ($$$$$).   Then do skip trace and SMS.  Skip tracing you end up with at most 60% of your original list comes back with good numbers.  Even then you spend alot of time in any SMS tool taking folks off your future SMS marketing due to them replying (SMS) "stop", "Not Joe", "F*** off", etc etc....  ;(   SMS is not a perfect tool as it turns out.  Cheap yes.

Others who market to high equity, long years of owner ship (>15yrs owned, no mortgage etc, age >55) have decent quality of replies.  I'm not interested in that lead.  I only want low to no equity folks who will "sell for what I owe" to buy subect to.  And I'm willing to spend about $250/mo (reireply + twilio + lead costs) for 6 mo to get even just one deal.

My opion, and watching tons of youtub videos on "real estate crash blabla,,,,  what will 2021 look like..."  is thanks to forbearance (in my target lead type) is helping folkd ignore my marketing.  They are holding tight.

Best of luck to folks out there.  Remember the deal goes to the last investor standing....   In marketing.   Keep hitting the same list for at least 6 mo.

@Curt Smith Here is what I do. I skip trace with either Batch Skip Trace or Propstream. They return spreadsheets with the name and a column for each number. I just create a new spreadsheet and copy the entire spreadsheet 3 times. I then delete everything but the lead info and the first phone number, then everything but the lead info and 2nd phone number, then once again for the third. Kind of cumbersome, but I don't know a better way. What is annoying is you cannot combine the name and multiple numbers in REIReply. No clue why they do not let you. It should be easy.

REIReply is a great concept and is a great tool if you are just getting started and have no budget.

As an alternative, I'd love to talk to you if you are looking for a solution that is more user friendly, allows you to tag prospects and place them in customized lead stages and gives you peace of mind because it's 100% compliant. You'll be able to see everyone who didn't reply. You'll also be able to re-market to your list and pull your segmented lists out for other marketing forms.

You won't experience the same sort of bugs and process slowdowns. You'll also be able to directly push qualified leads to your CRM.

    I want to cancel my subscription and this guys take so long to respond back. They don’t have a cancellation button on their website. I already opened multiple tickets in their support and no response whatsoever. I called their support saying i want to cancel and this guy keeps dodging the topic. He said he’ll tell the owner to cancel my account but no response from them yet. I think these guys only care when your paying them but don’t care when your not.

    @Rovie Hidalgo  Just my opinions and I'm not making excuses for reireply.   This is a very small company just a few people, Susan the main support person may be on vacation or sick.   It could be that simple.  I agree though their needs to be an account management screeen to self administer canceling, updating CC etc.   I have my own frustratoins re how to manage a large compaign.

    Plus There's a question with the roll out of newer FCC/industry clamping down on spam SMS how viable any SMS tool will be by the end of 2021 or even today?   There needs to be a thorough discussion of SMS going forward in the Marketing forum (this thread is NOT in the marketing forum)...    I'm too busy to baby sit my 4k leads going out each month to determine if my SMSs are no longer going through?   I put myself on each list and shoiuld get an SMS for each blast.  Hmmm  I don't remember getting an SMS in some time.   The network may have shut me down.   No time to diagnose.

    Before anyone asks, No I haven't gotten any even warm leads in a long time doing SMS.   Got one deal back in July.    Getting deals is very very dependant on the quality of your list and skip tracing to also get this out there.   The SMS tool is the last step, where success starts with the zip code, the lead filter, skip trace accuracy, your wording, your frequency, THEN the SMS / marketting tool.

    Hopefully you got my email.  Our team (which is not a small team per the last post) did cancel your account the day you asked.  You normally get an email and a text message to acknowledge your ticket and inform you that it was taken care of.  Again our apologies but again it was cancelled the same day you asked as all support tickets are answered the day they come in :-)  We always process any cancellations as soon as we receive them.  We have also sent money to members via cash app, venmo, and FB Pay if they didn't cancel in time and it hurt them financially.  Good Luck to you and apologies for any inconvenience!
