Found a great deal, where's the best place to get funding?

Hi guys I found a wonderful deal on a lakefront house with 9+ acres that is very undervalued. I spoke with the realtor and there is an ost that the bank won't disclose, so she said financing will be hard to get because of that. Also she said the neighbor built a garage on the property so she said that will affect getting financing as well. I'm willing to take on that risk due to the price and location. Trying to get in touch with someone from quicken loans is tough, that's who I have my current mortgage with. Are there any other places you guys recommend to get a mortgage? Thanks
