Trailer rental or rent to own

I live in an area with a lot of trailer parks and trailers for sale. I also remember a podcast where a guy would buy trailers, fix them and then rent to own and did it very effectively. So if there’s anyone that does this type of investing Or has any good resources I’d love to pick your brain and talk. Thanks in advance.
