How do I Find Vacant Land & Finding REO Agents?

Im doing alot of marketing in the wholesales but still no luck. I know that REO's are assigned to an asset manager who then (usually) has a contract with a real estate agent and hands them a list of all bank REO's. But i have no clue How to find the right ones. Also i live in an area where construction is happening all the time, so i think finding vacant land would be a solid interest for me. But i don't know how to find distressed land owners. I dont even know if land owners become distressed.
