seller’s tenants not moving out

My fiancé and I signed a property sale agreement April 17th. I was told by the owners of the property, the tenants would move out by May 1st. We have paid the down payment and per contract, the first payment is due June 1st. We were recently informed that the tenants decided to stay past May1st due to Covid-19 and requested a letter. They received the eviction notice letter on April 26th so they have 30 days until May 26th to move out, but our contract states the house is ours May 1st. I don’t think I should have to pay the first payment for a house I’m not living in for a month, but not sure what I can do in this position? We’re in Texas.
