Sellers needs extension due to tenants

Supposed to close on the 5th, the tenants were supposed to be out by end of April. I want the house, though I'm frustrated as hell about this. Here I am all packed up, and these scummy (I've met them) tenants and their crappy landlord who doesn't manage them well are delaying things.

What options do I have here other than waiting?

Hello Jack,

In New York and New Jersey, attorneys can issue a "time of the essence" notice - The letter must clearly state the date, time and place of closing. The letter must state the consequences of party's failure to attend the closing.

I'm not sure how things work in WA but I'm sure there is something similar that you can do.
